Munich residential auctions cleared at 41 percent in June 2026, the lowest monthly rate recorded since March 2024.
The decline arrives as the European Central Bank holds its deposit rate at 2.25 percent and local lenders tighten lending criteria for properties above €800,000. Lower clearance means more lots return to the open market, giving buyers extra time to negotiate but also signalling that sellers may need to adjust expectations on final prices.
Properties along Leopoldstrasse in Schwabing and near the Sendlinger Tor in the Glockenbachviertel featured prominently in the June schedule run by the Munich District Court. Both stretches sit inside the inner ring where demand had stayed resilient through 2025, yet several apartments there failed to meet reserve prices on the day.
City records show 67 residential lots offered last month, down from 81 in May. Average achieved prices for cleared units reached €8,950 per square metre, a 3 percent fall from the same period in 2025. The IVD Munich regional report released on 8 July noted that unsold lots from the previous quarter are now being re-listed at 5 to 7 percent below earlier reserves.
Developers active around the Werksviertel and the new quarter at the former Bayern barracks site have started to release additional units through private treaty rather than wait for the next court date in September. That shift could add 120 apartments to the visible stock before the end of summer.
Prospective buyers should track the next scheduled auction on 14 August and review the full lot list published by the Munich Land Registry two weeks prior. Sellers who need to move quickly are advised to compare recent comparable sales on the same street before setting a new reserve. Those steps will determine whether clearance rates rebound or remain below 50 percent through the autumn.
