Thalkirchen posted average apartment prices of 11,900 euros per square metre in June 2026, up 8.5 percent from December 2025 levels.
The increase follows Munich's broader real estate recovery after two years of slower transaction volumes. Local agents report stronger demand from families and investors who want direct access to the Isar riverfront while remaining inside the city boundaries. The pattern mirrors earlier cycles when interest shifted toward districts with established green corridors and transport links.
Properties near the Flaucher section of the Isar and the southern edge of Hellabrunn Zoo drew the largest share of new listings this spring. Buyers cite the combination of river walks, established cycle paths and proximity to the U3 underground line at Thalkirchen station. The City of Munich's ongoing Isar renaturalisation works, completed in stages between 2023 and 2025, improved flood protection and added public access points that lifted appeal for long-term residents.
Two recent transactions illustrate the trend. A three-bedroom flat on Maria-Einsiedel-Straße sold in May for 1.48 million euros, 12 percent above the asking price set in February. Another unit on nearby Zentralländstraße changed hands at 980,000 euros after three days on the market.
Figures released by the Munich Land Registry on 2 July 2026 show 47 waterfront or near-river transactions in Thalkirchen during the first half of the year, compared with 39 in the same period of 2025. Median time on market fell to 28 days. Rents for two-bedroom units averaged 21 euros per square metre, supporting yields near 3.2 percent for new investors.
Prospective buyers should review current listings through local portals and arrange viewings with agents familiar with the district's flood-zone documentation before the autumn season begins.
